CADASTRE SERVICE


The cadastre is the registry which indicates all properties in Italy.
Each municipality has its own cadastral maps, which are organized in two different registries: the cadastre, and the land registry.
Each of these registries are further divided in sheets, units and subordinates.
For example, if you have a flat in Milan, your property is identified in the Milan registry in sheet 999, unit 999 and subordinate 999.

According to the Italian D.P.R. 380/2001 and its further amendments and integrations, every time a change is carried out in a property, it is mandatory to submit a specific document to obtain the authorization from Agenzia del Territorio (the relevant office) in order to update the land registry or the cadastre.
This is a compulsory procedure; if no integration or amendment is submitted, the property owners are liable to fines.

PREGEO Program The main changes that can apply to the land registry are the following: a division, a combination, or the creation of a new unit.
In all these cases, it is necessary to carry out a survey of the boundaries by means of a specific tool, then to import all the data by using a dedicated programme, named PREGEO, which issues the final relevant and formal document.







DOCFA 4.0 Program The main changes that can apply to the cadastre are the following: the removal of a subordinate, the combination of two or more subordinates, the division of a property, the modification in the room distribution, the modification of the cadastral rent which all imply the property renovation and improvements.
All the above-mentioned change can be made by the DOCFA programme, which is a useful tool to update the property plans and to issue the relevant document which has to be submitted to the "Agenzia del Territorio", togeher with the planimetry.



Finally, if applicable, it is necessary to inform the land registry office about the ownership of the assessed properties. In property transfer, the transfer occurs ex officio in view of the notary deed. In testamentary successions, it is mandatory to assign the transfer to an engineer, a surveyor, or an architect.


Together with the fulfilment of such obligations, it is possible to ask for advice to the relevant section of Osservatorio del Mercato Immobiliare (the property observatory) in order to find information about the unit cost of the properties and of the rent which are paid on average in the targeted area or in the town of interest.
