SECTOR DESIGN: HISTORICAL BUILDING RENOVATION


Another important field of activity is building renovation, followed by industrial and residential building improvements after seismic damage.
Spoleto historic town centre was built on Lombard constructions, which were modified, renewed or enlarged during the centuries. The majority of renovation works we carry out, are on multistorey buildings of the XVI and the XIX century, with irregular forms and an extremely high seismic risk.

These buildings, which had been mostly damaged by poor maintenace works, changes to the main loadbearing structure; degradation of the mortars or use of heterogeneous materials, were still further damaged by the earthquake which stroke Umbria in 1997.
Thanks to Government interventions, it was possible to renovate these buildings and make them earthquake resistant.

The structural design we develop to intervene on damaged buildings takes into account the following factors:

  1. the building morphology (such as building form, dimensions and materials);
  2. the building planking (such as wooden floors, vaulted ceilings, small brick vaults);
  3. some structural failures (no connections between the floors and the walls, vertical discontinuity of walls, niches, cavities, irregular walls);
  4. the type of cracks;
  5. traditional materials to repair damage or cracks in historic buildings (such as: rapairing walls with ancient bricks, wooden beams on floors etc.);
  6. cutting-edge materials on structural interventions with minimum visual impact (by using, for instance, composites, glass and carbon fibers);
  7. cost-effective interventions and resource optimization.

It is important to highlight that it is always necessary to combine and coordinate the work of different experts in order to give new life to old damaged buildings, most of which are part of our heritage (as defined by the Umbrian Monuments, Historical and Fine Arts Body) , and most of which are also subject to intervention restraints.
